Our rental units for fully independent Seniors are Studio Apartments. We are planning to add 1 bedroom rental options to our portfolio in the next 12-24 months. Our 68 Studio Apartments offer a lock-up and go lifestyle which has the convenience of a range of support services.

Fleming House Care Accommodation

Our Fleming House care accommodation is designed to provide peace of mind to Residents, their families and loved ones.  Our Care Manager (Matron), sisters, nurses and care givers make up an exceptional team who do everything they possibly can to make our Residents in care feel at home, engaged and part of the community at Randjes.

    Frequently Asked Questions

    Do you offer rental accommodation?

    Yes. Our 68 Studio Apartments offer rental accommodation for single people who are able to live independently. The apartments are 38m², with a bedroom lounge combination, separate bathroom, kitchen and patio or balcony. All units are north facing.

    Is there a waiting list?

    Yes. We have a waiting list for our independent living homes. Depending on the home required there is a waiting period of 2-8 years for our 1, 2 and 3 bedroom units and a waiting period of 6 – 8 months for a rental unit. When you are at the top of the waiting list and you are not ready to accept the home offered, you remain on our list until your preferred home becomes available. Some homes are more popular than others and thus there can be longer waiting periods for these homes.  We have the longest waiting list for our 2 bedroom small and 2 bedroom large cottages with garages.

    What is a Life Right?

    The Life Right concept is a widely practiced and well recognised retirement housing model worldwide. A Life Right means that you are buying the right to live in your home – usually with your spouse or partner, or in our Fleming House care accommodation should this become necessary – for the rest of your lives. It is a real right, giving security of tenure for life.

    • The surviving spouse or partner’s Life Right is relinquished when he/she moves off the Estate or passes away.
    • On the resale of your home, the percentage refunded is calculated on a sliding scale, dependent upon the period of occupancy.
    • If you move to our Fleming House care accommodation, a percentage of the original purchase price is used to fund frail care costs when your home is resold.

    Where is Randjes Estate?

    We are situated at No. 6  Randjeslaagte Road, Highlands North which is a few minutes from the main arterial roads to Eastgate, Rosebank, Melrose Arch, Sandton, Norwood, OR Tambo International Airport, the N3, N1 and M1.

    What is a Non-Profit?

    As a non-profit organisation we do not have shareholders who receive dividends. We are also a Public Benefit Organisation (PBO) which means we do not pay income tax on any surpluses that might be earned, these savings are offset against the running expenses.

    What is the standard of security at Randjes?

    Security is critically important to us. Entry onto and exit from the Estate is strictly controlled. Sophisticated and up to date technology is used to enter and exit the estate, with residents responsible for allowing their visitors entry and exit. Regular patrols take place 24/7 and we have well over 200 cameras constantly monitoring our boundary walls and other key points on the Estate.
